What the policy covers
A home policy covers sudden and unforeseen damage to the building and to the contents. The headings below are the ones people ask about most.
- Fire, smoke and scorching.
- Storm, hail and heavy rainfall.
- Water that escapes from installations inside the home.
- Theft, and damage caused by a break in.
- Glass in windows and doors, when it is on your policy.
What the policy does not cover
- Wear, ageing and slow deterioration of the building.
- Damage that follows from maintenance that was put off.
- Damage during building work you did not tell us about beforehand.
- Damage caused on purpose, by you or by someone with your permission.
- Ground water rising, and flooding from a large body of water.
This is the short list. The conditions document names every situation the policy leaves out, and it is the document a claim is assessed against.
The conditions in plain words
Every policy carries an excess: the first part of a claim you pay yourself. The amount is on your policy schedule and it can be different for different kinds of damage.
Repairs are settled on the cost of putting the damage right. Where an item cannot be repaired, it is settled on what a comparable item costs today.
A claim has to be reported as soon as you reasonably can. Damage that is left to get worse when it could have been limited is settled on what it would have cost at the time it happened.
Your policy schedule
The policy schedule is the personal part of the policy. It names the address, the cover you chose, the excess that applies and the date the policy started.
Your policy reference is on the first page of the schedule, and at the top of every letter about the policy. It is two letters and four digits, and it is the quickest way for anyone here to find your file.
Changes to your policy
Moving house, finishing an extension or buying something valuable can change what you need. Write to Noorderdijk with the change and the date it happens, and the schedule is reissued.
Questions about home insurance
Do I need the building and the contents on one policy?
Only if you own the building. An owner usually insures both. A tenant insures the contents, because the building belongs to the landlord and the landlord insures it.
How much is the excess?
It is on your policy schedule, and it can be different for glass, for water and for theft. The schedule is the document that decides which amount applies to you.
Is a second home insured on the same policy?
No. A second home or a holiday home needs a policy of its own, because it stands empty for part of the year and that changes what a policy has to do.
